Own a piece of Shaw: 440 Rhode Island Avenue, NW #403


440 Rhode Island Avenue NW #401 has been on the market for 138 days. This unit is in a building on the VERY busy Rhode Island Avenue, merely 2 blocks from the last unit we reviewed at 605 Rhode Island. It is in a newer building built a few years ago and is on the top floor of a 4-story building. This unit has new appliances, granite counters, and gorgeous hardwood floors. 


Coming in at 1050 sq ft it is listed for $459,852, which is $438 per sq ft. The price, however, has zigged and zagged from a low of $419,750 a month ago, down from $439,750 in December, to $459,852 now, so there might be room here to make a great deal. The average in Shaw is currently around $504 a sq ft and the condo fees are very reasonable at $250/month. Those fees include snow removal, trash, and water in addition to the typical Master Insurance Policy and Management Fees.

This unit is on Rhode Island between 5th and New Jersey Streets. It is reasonably close to the Shaw Metro - .26 miles and a 25-minute walk to Logan/Dupont. It is also on several major bus lines. However, it is on the busy artery of Rhode Island Avenue and does not include parking. You can park on the street though if you can find parking, don’t mind some lousy parallel parker bumping you bumper, and have Zone 2 parking! Private parking is, however, available to purchase separately. This unit also features a small private balcony.

This unit comes with a great open floorplan. It is a small
but adequate space with a combined living and dining room.
 

It has gleaming hardwood floors.
If you have the right scale of furniture you can do 
a small 4 person dining area off the kitchen.  
The kitchen is probably the best part of this unit.
I love the mix of espresso cabinets and white counters.
The closets in both bedrooms are adequate
but none are walk in.


Both bedrooms are a good size the master has an ensuite bathroom with a shower. 

The bathrooms are nice and have great tile work.  
The second bathroom has the tub but neither bathroom
has as much storage as today’s buyers would like.
The roof deck is incredible! I am sure you don’t really
see the need for a roof deck in February, but come
spring—you’ll be grateful for this!
The neighbor to the left of the unit is not one but two gas
stations. Convenient-- yes, however, I visited during the day
and you can hear the noise from the gas stations from both
windows.  One of the gas stations has a Dunkin Donuts…
that is a bonus, right?
